PUERTO RICO OFFICE LEASE
When Paine Wetzle started this project, their client occupied
roughly 4,600 square feet of office space in San Juan, Puerto
Rico, with a lease expiration date coming due on May 15,
2014. Not only was the client on pace to outgrow its current
space, it wasn’t the most efficient layout for its business.
Therefore, Paine Wetzel needed to source a local broker to
assist its client with finding an alternative location which met
its client’s current and future space needs. Five years earlier
Paine Wetzel and I worked with Vicente Rios, SIOR, on the
lease that placed its client in their current location and were
pleased with the relationship; so Stanton asked Rios to assist
again on this particular project.
-Reduce the cost per square foot.
-Find a space which is line with future growth predictions.
-Have a layout that would increase productivity and have a
better integration of the team.
-Turnkey build out
-A building that had ground floor space to accommodate a
small warehouse which was a must
-Location close to customer base.
